Scarborough, ON

Ground Up Development

This Scarborough development project involved the addition of four new buildings to an existing multi-building commercial plaza, delivering a full-scope solution from early-stage planning through to final construction. Net Zero Construction worked alongside a valued repeat client to carefully integrate new structures into a fully active site, ensuring a seamless expansion that enhanced both functionality and overall site value. The first phase includes a centrally located Tim Hortons, strategically positioned to drive traffic flow, alongside a purpose-built 155,000 sq. ft. modern self-storage facility designed for long-term performance and operational efficiency.

This project stands as a true testament to Net Zero Construction’s capabilities, incorporating advanced sustainable building systems such as geothermal and solar energy, along with a full suite of premium, modern self-storage features. Beyond the buildings themselves, the scope also included the complete resurfacing of the plaza and a comprehensive hardscape and softscape rehabilitation, revitalizing the entire property and bringing new life to the site. The result is a cohesive, forward-thinking development that combines sustainability, functionality, and high-end design—reinforcing Net Zero Construction’s commitment to delivering innovative, high-performing spaces for its clients.
