Complete Storage Building
This 20,000 sq. ft. purpose-built, single-storey self-storage facility in St. Catharines represents a strategic infill development within an established storage site. Built directly above an existing creek corridor, the project required innovative problem-solving to overcome unique environmental and spatial constraints. Net Zero Construction worked closely with site limitations to successfully reconfigure the stormwater management system, integrating a compact detention pond within the already developed property without compromising operational efficiency or site usability.
Designed with long-term performance in mind, the building features a fully locally sourced materials package, ensuring durability, accessibility for maintenance, and reduced lifecycle costs. In addition, all existing storage unit doors across the site were replaced to align with the new building, creating a cohesive and modernized appearance throughout the entire facility. The inclusion of in-floor heating throughout the building provides a highly efficient climate solution, lowering operational expenses while enhancing tenant comfort and protection of stored goods.
